Timing

When to sell & a simple prep timeline

You don’t need a perfect calendar — you need a realistic runway. Most sellers do better with a few focused weeks of prep than a rushed go-live.

4–8 weeks out

Walk the house together. Decide what to fix, what to leave, and what can wait. Line up contractors, declutter, and gather docs (HOA, permits, disclosures).

2–3 weeks out

Finish high-impact work, deep clean, stage or simplify rooms, and lock listing photos. We’ll also firm up price and launch timing.

Go-live week

Photos live, listing live, showings scheduled. Your job is mostly keeping the home ready; my job is traffic, feedback, and next steps.

Life happens — job moves, family needs, rate changes. We’ll compress or stretch this timeline to match your reality, not a textbook.

Pricing

Pricing & comps — in plain English

“Comps” are recent similar sales nearby. They aren’t a magic number; they’re a starting map. Buyers (and their agents) look at the same map.

  • We compare size, condition, location, and how long those homes sat
  • Active listings show what you’re competing with today — not last year
  • Overpricing often means fewer showings and a harder negotiation later
  • Underpricing can work as strategy in some markets — we’ll say when it doesn’t

I’ll show you the comps I used and why. You’re not asked to “trust the vibe.”

Marketing

Marketing plan — Compass + local

Visibility matters, but so does the right audience. We use Compass tools and local relationships so your listing shows up where serious buyers actually look.

Professional presentation

Strong photos (and video when it helps), a clear listing story, and a home that shows well in person — not just online.

Compass reach

Syndication and Compass network exposure so your home isn’t stuck on one portal. We’ll talk through what’s included for your listing.

Local relationships

Agent-to-agent outreach, open houses when they make sense, and feedback loops so we adjust early if showings or offers lag.

Compass Concierge

Improvements before you list — high level

Compass Concierge can help fund qualifying prep work upfront so you list stronger — paint, flooring, landscaping, and similar items that move the needle — instead of scrambling mid-market.

  • Focus on work that buyers notice and that comps reward
  • Not every repair is a Concierge candidate — we’ll sort signal from noise
  • Eligibility, scope, and repayment terms are subject to Compass approval
  • We’ll walk through whether it’s a fit for your property — no jargon dump

This page is a plain-English overview, not an offer of credit or a guarantee of approval. Details vary by property and program rules at the time you apply.

Process

What the listing process looks like

Six steps, no mystery. We’ll spend more time where your deal needs it.

  1. Consult Goals, timeline, equity picture, and whether selling now (or later) makes sense.
  2. Prep plan Repairs, staging, Concierge if applicable, and a calendar you can actually keep.
  3. Price & launch Comps-backed price, photos, listing copy, and go-live on the agreed day.
  4. Showings & feedback Schedule, track interest, and adjust tactics if the market is quiet or loud.
  5. Offers & negotiation Compare terms — not just price — and negotiate with clear options, not pressure.
  6. Under contract → close Inspections, disclosures, contingencies, and coordination through escrow to keys.

Local notes

Elk Grove & Sacramento — seller notes

Same process, different rhythms. Light notes so expectations stay honest.

Elk Grove & Laguna sellers

Buyers look closely at condition and price. Neighborhood micro-markets matter; a citywide average won’t price your street. Prep and presentation tend to pay off, especially when inventory is tight.

Expect purposeful timing — and clear walk-aways on terms you won’t accept.

Greater Sacramento sellers

Buyer pool and pace differ across Sacramento, Folsom, Roseville and nearby communities. Value comparisons run against local comps, not wishful thinking. Space, schools, and commute stories still matter — just with a different price ladder.
